Design / Drafting
Services
Our Drafting service is provided for the discerning Contractor or Homeowner that
may need the assistance of producing the construction documents. This means all
of the preliminary Site studies have been completed and they are set with the
Floor Plan areas, configurations and Exterior elevations. Design Dimension uses
AutoCAD 2000 currently for generating the plans required by Owner or contractor.
This state of the art computer software allows for accuracy, ease and clarity
when communicating with consultants. Production of Construction documents is
nothing new for Design Dimension, we have had excellent success in attaining
building permits in Mammoth lakes, Inyo & Mono counties for many years.
However, if you have ‘some ideas’ of what you want the building to look like. Or
some basic notion of what or how you want the floor plan to lay-out you might
want to talk to us about our Design services. If the case may be that you have
never been involved with a new building project or a remodel, educating you is
our main goal. There are several critical steps that need to be taken in order
to create for attractive design and planning. We will talk to you about your
projected budget, site objectives, area ratios, and time frame. A proposal will
be produced that will include Schematic Designs and an amount for final plan
production. Our Engineering staff will have an amount allotted to structural
calculations and the review process of our plans.

Site Design / Planning
In the Alpine environment building orientation is extremely important. Site
Design is the first step in defining the actual allowable building area. Some
Site may have moderate to severe up slope or down slope problems that may affect
the outcome of the building form due to building height requirements. These
requirements are enforced via the local jurisdictions Building Department, and
they are bound by zoning ordinances. Other problems that occur in Snow country
design are Site Access, Building Setbacks, Orientation, and Roofline design and
window locations.
Design Dimension is familiar with the planning processes of successful designs
and functional buildings. We will analyze your specific site for the topography,
Setbacks possible easements and available accsesability. When these first steps
have been achieved we will then proceed with the placement of the allowable
building, in the appropriate location. Our site analysis can be extremely
valuable in saving thousands of mis-spent dollars for discovery in any
previouslly unidentified problems.
Remodels / Renovations
With the current status of our growing Resort and Real Estate market there is no
better source for investment. With increasing property values there is no better
time than now to improve existing property, or plan for new construction. Small
revisions can have a dramatic impact on increasing present property value and
potential for sale. We appreciate the opportunity to speak with you, discuss

Historic Restoration
With the history surrounding our communities in Mammoth Lakes and outlying
Counties we have had the chance to upgrade a couple of Locally Aged Structures.
The Mono Inn at Mono lake was modified and new structure was added to house the
Ansel Adams Gallery and the restaurant at Mono Lake. Design Dimension has also
modified many ancient Forest Service Cabins built anywhere from 1935-1960. The
main design challenge in dealing with these buildings is trying to bare in
context and materials the original theme of the structure.
In providing these services we have come to understand the local Forest Service
agency and the State Historical Society. These agencies have certain criteria
for floor area allowances, construction materials, and plan submittal processes.

Interior Design
In producing our Designs we also prefer to engage in laying out all of the
interior elevations. This gives us the opportunity with our state-of-the-art
computer system to bring the client on an aerial 3D walkthrough of their
proposed space. We can also consult with you on finish surfaces for floors,
counters, ceilings walls etc.
We also have the computer software to give you a realistic animated/photo
vision of your interior and exterior.
Tenant Improvement
Design Dimension has also been involved with several businesses, in development
of tenant build-out for Art Galleries, Restaurants, Offices & Studios. With the
development, Intrawests’ North Village in Mammoth Lakes we have been given the
opportunity to provide these clients the concepts of how to best build-out their
businesses.

Structural Analysis
Design Dimension has the ability to review your existing building our proposed
structure for current structural compliance. We do not take the responsibility
of reviewing plans produced by others. Our engineering staff prefers to generate
all calculations and documents under the control of our Mammoth Lakes office,
contact Craig Tapley with any questions you may have with the structural
engineering process.
Title 24 C.E.C. analysis
Design Dimension provides a service required by the state of California Energy
Commission. With current software, and the practical understanding of how energy
is supplied to buildings we can provide calculations designing window types and
heating systems. We encourage everyone to use up to date heating applications
such as Hydronic floor heat, or Heat exchangers. Versus the standard Forced Air
Units which are not bad sources of providing heat they may just be a little
behind the curve. Heat exchanger units can be highly effective when designed
correctly, or flash boiler systems are superfluous.
The big dilemma in Mammoth is the amount of degree days per year that require
make up heating. We study heating from various sources via solar gain, or
mechanical means. If you need a title 24 calculation try us we can suit your
